Website Terms of Use
Effective date: 5 October 2026. These terms govern use of the information and links on this website. Separate written agreements govern an actual property transaction or paid service, and mandatory consumer rights remain applicable.
1. Scope and contracts
Viewing a page, clicking a consultation link or sending an initial enquiry does not by itself create a tenancy, purchase, brokerage or other paid-service agreement. Application, screening, contract terms, fees, cancellation and payment requirements will be explained separately. These terms do not replace an executed agreement or legally required disclosures.
2. Property listings and corrections
We aim to keep listings accurate, but availability and conditions may change before the website is updated. Confirm current rent or price, taxes, recurring and initial costs, deposits, move-in dates, equipment and transaction conditions before applying or paying. Floor area, square-foot conversions, bedroom descriptions and diagrams may be rounded or explanatory; confirm plans, measurement methods and the actual property. Photos show the stated property or are marked as illustrations. Material errors should be reported so they can be corrected. This clause does not relieve the operator of advertising or other legal obligations.
3. Area and practical guidance
Neighbourhood photographs, transport examples, and guidance about renting, buying, banking, phones or residence procedures are general information. Historical photos are identified with their source and date where available. Walking routes, timetables, eligibility and provider requirements can change. Check current official information and individual circumstances; no commute time, financing, visa result or application acceptance is guaranteed by a guide. Obtain qualified advice when your situation requires it.
4. Consultation and external services
LINE is the main consultation channel; use email when LINE is unavailable. External providers’ terms, availability and privacy rules apply when their services are opened. Do not send sensitive documents until a submission method has been agreed. A click count records opening a link, not whether a message was sent, delivered, read or accepted. Responses and viewing appointments depend on actual confirmation.
5. Intellectual property and licensed material
Rights in text, layouts, photographs and illustrations belong to their respective owners. Reproduction beyond applicable statutory exceptions requires the relevant permission. Materials credited under Creative Commons or another licence may be used under that licence, including its attribution and change-notice requirements. Nothing here restricts lawful quotation, accessibility use or rights granted by an applicable licence.
6. Responsible use
Do not impersonate another person, send unlawful or abusive material, attempt unauthorized access, introduce malicious code, interfere with enquiries, or use automated requests that unreasonably disrupt the service. We may limit access when reasonably necessary to prevent abuse or protect security, consistent with applicable law. Legitimate browsing, search indexing and lawful quotation remain permitted.
7. Analytics and privacy
Optional measurement is governed by the Privacy Policy and the separate analytics choice. It is not a condition of viewing listings or consulting us. Refusal or withdrawal must not prevent normal use. Contact details and customer messages are not published as browsing analysis.
8. Availability, changes and liability
We may update information or temporarily interrupt the website for maintenance, faults or security reasons, with notice where reasonably practicable. Changes to website information do not alter an existing contract by themselves. Liability is determined by applicable law and any valid separate agreement. Nothing in these terms excludes liability for intentional misconduct or gross negligence, eliminates all liability where that would be unlawful, or limits mandatory consumer remedies.
9. Applicable law and disputes
Japanese law applies to these website terms, subject to any mandatory protections applicable to the user. We first seek to resolve an issue through the consultation contact. If proceedings are necessary, jurisdiction follows applicable law; these terms do not remove a right to use a court or authority that mandatory law makes available.
10. Changes and enquiries
The current version and effective date are published on this page. Material changes are announced where appropriate and apply as permitted by law; they do not retroactively remove accrued rights or change a completed transaction.
