How Japanese Rentals Work

Read the guide

Deposit

A security deposit may be held against unpaid rent or damage covered by the lease.

The amount returned depends on the contract and the condition at move-out. Ask for the deductions to be explained.

Key money

A non-refundable payment sometimes required when signing a lease.

Not every property requires it.

Agency fee

A fee for the brokerage service.

Confirm the amount, tax treatment and payment timing before proceeding.

Guarantor or guarantee company

Some leases require a guarantor or a guarantee service.

Screening, initial fees and renewal fees differ by provider and contract.

Management fee

A recurring charge in addition to rent.

Check which shared services it covers and include it in your monthly budget.

Renewal fee

A renewal payment may be specified in the lease.

Check the term, whether renewal is possible, and the fees due at renewal.

Contract term

Ordinary and fixed-term leases have different arrangements at the end of the term.

Confirm whether the agreement renews or requires a new agreement.

Move-in costs

Ask for a written breakdown of deposit, key money, agency and guarantee fees, insurance and advance rent.

Some charges depend on your move-in date.

Restoration costs

Normal wear, age-related deterioration and damage caused by the tenant are treated differently.

Record the condition at move-in and check the lease with reference to MLIT guidance.

Before Renting in Japan

Your residence status, residence card, employment or school information, and income may be checked during an application. A Japanese address, phone number or bank account may also be requested. Requirements differ depending on the property and service provider.

Questions about renting or buying

See all questions →
How should I compare a 1LDK with a one-bedroom home?

A 1LDK has one room separate from the living, dining and kitchen area. Check whether that room works as a bedroom by looking at its dimensions, windows and storage on the floor plan and at a viewing. Compare floor area as well as the layout label.

In what order should I arrange an address, phone and bank account?

Documents and the order of arrangements depend on the provider and contract. If this is your first rental in Japan, tell us your arrival and move dates, how you can currently be contacted and what you have already arranged. See our guide from enquiry to moving in.

What should I send to start a conversation?

On LINE, tell us whether you want to rent or buy, your budget, preferred move date and number of bedrooms. Include a property ID if a listing interests you. You can start with a question if your plans are still taking shape.
